Although all agents in the USA, South Africa and many other countries join an MLS, some European countries are slow to realise the benefits. Don't get left behind. There is more to be gained by linking up with other professionals, than being left out and working all alone.

What is an MLS?

MLS stands for a multi-listing service, where all linked agents from different areas put all their property listings into a central database. The advantage to the customer is that they only have to look at one comprehensive database to search through a large variety of properties. The advantage to you is that you get many more visitors to your listings than including them on your own site alone.

Even better than this, other agents can include your properties on their websites, meaning you get even more exposure. If they get an enquiry, they pass the lead onto you to fulfill. This is in effect free advertising, and is a win-win scenario for both agents. Would a buyer choose you as part of a larger network with more choice, or another agent with few properties to show?

Examples

Example 1: An agent in the UK lists Spanish Villas for sale on his website. He gets an enquiry from a local couple who are interested in buying a retirement property somewhere in Spain. The UK agent puts them in contact with the particular Spanish agent whose properties were shown on his website. The couple fly out to Spain to meet the Spanish agent and successfully buy a villa. The Spanish agent pays the UK agent a referrers commission for generating the enquiry. Both agents get benefits from the link between them, and from a transaction that neither of them would have benefitted from had they not been members of TuwawiAgent.

Example 2: An agent in Croatia has 10 properties on his books. He knows that this is not enough to attract serious buyers and want to appear as if he has several hundred local properties for sale. By joining the TuwawiAgent network, he can include the listings of 10 other Croatian agents. Now his website looks great! Serious buyers are ten times more likely to choose to contact him, because he has a wide range of interesting properties for sale. Aside from his own listings, when a buyer buys a property from another linked agent, that agent will pay him a referrers fee.

Stay in Control

You choose who you will share your properties with. No other agent can promote your properties without your say-so, and you must request permission to do the same. Build relationships with other agents you can trust, not necessarily complete with.
